I have been paying more attention to Austin’s ‘hill country’ home market since we decided to participate in the Parade of Homes next year which will be located in “Willie Nelson’s Tierra Vista in Spicewood”.  Many people have second homes in this area.  But, there is also a large community who make this area their primary residence.

Generally, those who live at the edge of the Hill Country either work in Lakeway, work from home or have flexible jobs.  It is only a 35 minute drive to downtown, but Austin is funny about driving long distances.  Maybe because the traffic is so bad.  Having lived in California and Atlanta, it doesn’t begin to compare but you tend to go with the city norms and Spicewood is a bit far for many to live there and work downtown.

My friend, Anita Erickson at Red Chair Market mentioned she had seen a home she thought I might like.  Her primary reason why: ‘it had a lot of white’.  Well, at least she knows me!

So, I thought I would share some pretty pictures for those of you dreaming of a Hill Country modern lake home.  The house was covered in Austin HOME magazine and there is a link to the article below if you would like to read more about the homeowners and their three children (yes, children with all that white!).

The address is 23601 Old Ferry Road (all photos are from this site) and the listing is with Eric Moreland Properties.  Eric has some great properties on the market which I will share with you some other time, but I thought this home had some unique features.  The family that built the home is from Houston and they were looking for a weekend retreat at the lake.

The hub of the home is the great room and kitchen.  What would normally be the breakfast area houses a ping pong table (there is another dining area just around the corner).  You can tell this place is all about having a good time.

The kitchen has a unique layout and actually uses a feature that we used in the Southern Living Showhouse, a ‘prep’ or ‘sub’ kitchen where the behind the scenes work can be done.

So, the kitchen here is actually two islands (no overhead cabinets!).  Very open.

You can see from this angle, sliding doors open to reveal the ‘work’ kitchen.

A couple of quick pics from the master bath.  Scott and I both hate having to squeegee down glass shower doors so I am always looking for ways that home owners get around having to install one.

These homeowners put in one of those lovely linear drains in the back corner and just tiled the whole area.

They show a photo of one of the guest baths.  I hate reaching into a shower and getting my hand/arm wet with ice cold (or scalding hot) water to adjust the temperature.  This handle placement removes that issue.  I have to think about that for future new build projects.

Hard to believe you are a half hour from downtown!  It is nice to see people who aren’t afraid of the ‘white canvas’ to paint a fantastic home.  As we move closer to the closing of construction with the Parade home in this part of Austin, it will be fun to share other inspirational projects with you.  I never tire of seeing new, functional and fun designs and I trust you don’t either!

Hope everyone had a fun Halloween last night.  We did!  Emily and I are spending the day at an install in San Antonio today, I will make sure to take a lot of photos for future Before & After’s!

As I mentioned last week, I have been spending some time in Montana this summer.  It is so interesting to travel to different parts of the country and see the regional architectural and interior design differences.

I thought I would take some time this week to share some of the nearby homes for sale in Montana.  If you are like me, you will appreciate the design details, even if it isn’t something you feel like you could do in your own home.  Who knows, something in the photos might just inspire you to look at your home in a new light.

One thing I notice consistently is the amount of detail on higher end properties.  Not only a mix of different stones and woods, but also a significant investment to exterior hardscaping.  For an area that is under snow a good 6 months of the year I am impressed by the number of meandering walkways, bridges, ponds, etc.

And, views, especially of water, pop up everywhere.  Some are man made, but well incorporated into nature.

The home below is on Flathead Lake, the largest fresh water lake west of the Mississippi.  It looks more East Coast than Montana, but even here there is nothing as good as lakeside living!

We stopped at Flathead Lake for lunch on our way up to Glacier National Park and the views were amazing!

From an interiors point of view, the majority of the homes are very dark or ‘heavy’.  Rough stone, chiseled countertop edges and  wood beams are the norm.

Here are a couple of kitchens I thought were unique…

Not much marble in the Montana mountains, but here is one homeowner that used marble as a slab backsplash in the kitchen, opposite wood countertops.

These cabinets were a pretty blueish/gray color:

I thought this kitchen was very elegant in its simplicity and liked how they incorporated just a bit of color in the island and one set of upper cabinets.

Many of the media rooms are exactly what you would expect, but I thought this one was interesting with the ‘bunks’ in the back of the room.

This bedroom could fit in many states in the country, but still has the rustic beams and dark wood trim.

This room could be seen as ‘country’ with the wood paneling, but the wall color adds a new dimension.

I always like to see unusual eating areas and this one appealed to me.  The foldback doors opening to the patio are fabulous, but so is the leather settee with round table and chairs.  I could drink my morning coffee here any day of the week!

Finally, just a couple of bathrooms with some different tile work.

First, this one has the tile taken to a higher level than many baths and has a unique arch design over the shower door.

This one, in the same home, has also invested a lot in tile work with runs up about 2/3rds of the wall.  I also like the unusual light fixtures.

Copper sinks and oil rubbed bronze fixtures are the norm for this part of the country, but that doesn’t mean everything has to look the same.  Here are two bathrooms with unique backsplash design.image

I hope you’ve enjoyed a little regional look at homes for sale in Montana.  Who knows, maybe it will get you thinking about how you could incorporate some of these unique elements in your home!

What do a downtown condo, a lake home and apartments have in common?  We installed at least one of each this week!  Needless to say, this job is never boring! We (Emily, Toni & I) were in downtown Austin on Monday to install an entire 3 bedroom condo.  The client requested a gray, red and blue color scheme that was style appropriate to a condo, but not too contemporary.  Here is a quick before & after:

Worth and then Frisco (near Dallas) for 2 apartment clubhouse remodels we have been working on.  These projects have been a lot of fun, totally different from residential design.  Here is a before and after of the Frisco lobby.

We topped the night off attending the ASID Legacy of Design Awards ceremony at the Dallas Market Center.  I won a First Place award for Best Residential Kitchen.  And, an honorable mention for a home office with reclaimed wood wall.  Design Guide magazine sponsored the award and will feature each winner in their magazine. photo photo We made it home around 11pm and I was back at the office around 7:30am as Emily, Toni and I headed to San Antonio measure a current client’s new build home, to finish the install of a clubhouse and then measure the space for our next clubhouse project. So, today is Friday and needless to say, I am exhausted, as is the rest of the team.  That said, we are so grateful for the business and truly enjoy the diversity of all the projects we have the opportunity to work on.  Now, I need to go back to work to get ready for next week!

Most of the time I am energized by trends in the design industry and enjoy sharing my ‘blog thoughts’ on those.  However, once in a while it is really rewarding to share the results of a wonderful project.  So, this week I’d like to share one of my favorite projects with you.

Several of you asked when you were going to get to see final photos of the project.  Many magazines now prefer you not put design photos on the internet before they get published in a magazine, which can take some time.  So, we have been patiently waiting to post the photos until after Big Sky Journal featured the home!

As you can imagine, this was a great location to build a home from the ground up!  I only got stranded due to snow once, but otherwise it was a lovely new build project.  I am a little more of a beach girl at heart, but you can’t help but appreciate this amazing country when you can live in a beautiful location like Montana!

Pick up an issue while it is still available!

Something must be in the water in Austin.  I have five current clients that are pregnant right now.  We just finished a lovely little nursery for a girl, a little boy’s room and a gender neutral nursery.

I am going to start the “Baby Boom” series with the boy’s room and in the coming weeks I hope to get some better photos of the other baby rooms.

This room used to be a nursery and was transformed into a ‘big boy room’ as the next kiddo in the family was on its way!

I just loved using navy blue and kelly green as a color combo for the room.  It is so crisp and preppy!

The walls were painted pale gray (from beige), a much larger rug was added, and with the new layout we were able to include not only a play table area, but also a kids sized aviator chair.

A trundle bed is going to grow with this little guy for years to come (he is almost 3, now)!  The chest will currently hold baskets of toys on the shelves (no messy room here) and a tall chest on the opposite wall will hold clothes (in addition to the walk in closet).

The little storage cubes were in the nursery before, we just re-upholstered them in an outdoor fabric from Trina Turk.  The play table was custom painted by Austin artist, Leigh Watson of Watson Design.

Didn’t she do an awesome job of pulling in all the colors of the room and adding a bit of the animal print we wanted to see?

I also managed to pick up this very neat piece of original art.  I had it framed in an inexpensive, ready made frame, to keep costs down.

On the opposite wall you can see there is still plenty of storage for a little boy in this little bedroom, as well as a wide open play space in the middle.

I was recently introduced to Manner & Lane: A Southern Lifestyle Guide for Women.  Manner & Lane is a bi-weekly enewsletter and website.  I was born and raised in Memphis and attended university in Nashville, so I am a Southern girl at heart.  I was very honored when Manner & Lane contacted me with this photo from my portfolio and asked me to provide some tips on creating an inviting guest bedroom.

I just had company this past weekend and the article helped focus me on the importance of making your guests feel welcomed and appreciated.  It was a good reminder about ‘manners’ and the importance of placing others above yourself.  I know I often get busy and forget about taking time to appreciate the individuals in my life.

In case you missed it, Linda Grimm, Silverton Custom Homes, and I had a great time on “Good Day Austin” this week, talking about the showhome.  Time to see the home is running out!

If you haven’t gotten there yet, Sunday is the last day the home is open to tour.  In case you’ve forgotten, Denise McGaha and I will be giving presentations on design starting on Saturday the 23rd at 11am.  Hope to see you there!

I wanted to make sure everyone got the chance to walk through before sharing some of the photos.  These photos are from a variety of sources (including myself).  I am sure you can tell the ‘professional’ pictures versus mine.

So, let’s start at the beginning!

The entryway has a central pair of seeded glass doors.  A pair of windows and benches flank the entry.

One of my favorite looks is horizontal planking, so I couldn’t resist requesting its use throughout the great room of the home.

This is a lake front home with beautiful views.  Most of the homeowners in this area own homes as second residences, so that idea inspired many of the selections.

The downstairs also includes the master bedroom and two guest bedrooms.  We staged one of the guest bedrooms as a study with amazing blue grasscloth wallpaper from Phillip Jefferies:

Silverton Custom Homes, the builder (in conjunction with Henley Homes) was incredible to work with.  They were open to ideas and made each and every bathroom ‘custom’ with unique tile work, cabinetry, lighting and counters.  Every space is special!

The master bedroom is in the back of the downstairs and also has beautiful, lake views.

The color palette throughout the home is essentially water colors (sand, greens and blues) with varying intensity throughout (such as the bright blue study).

For the master I decided on a peaceful retreat in creams with accents of brown.  The only color is in the oil painting, which fits into the color scheme of the home overall.  It is very elegant, but at the same time, comfortable and approachable.  Not stuffy or too precious.

The bath is a true luxury, from the stand alone tub, the jetted shower and marble and antiqued glass cabinets and doors.

One of the guest bedrooms is also downstairs, at the opposite end of the home.  It is a large size, big enough for two chairs and an ottoman.

This bedroom has a bright and cheery bath with beveled, cream crackle subway tile and turquoise and purple accents.

When you go up to the second level of the home, there is a landing flanked by two bedroom suites.  The landing features a coastal living sectional covered in the new “Crypton” fabric.  Let me tell you, this stuff works!  Unfortunately there was a little incident with the sofa and ottoman getting carried up to the top floor.  First, both were covered with dirty hand prints and, second, the sofa back got streaked with a black line from the iron railing.

The hand prints literally dusted right off with a damp cloth.  The black line (black paint?) took three tries.  The last one I actually followed the directions and used Tide and a toothbrush and that took off the black line.

To the left is a room that is geared more toward a young girl.  I used lime green and bright blue.

All of the home’s permanent elements (tile, counters) are ‘neutral’ for longevity and the greatest appeal.  However, we customized with colorful artwork and mirrors which could be easily replaced if the future buyer would like to do that.

The ‘boys’ bedroom features a spectacular custom trundle bed also from The Gilded Stag.  This room is also blue and green, but more of a peacock color scheme.  You might recognize fabrics from Celerie Kemble, Martyn Lawrence Bullard and Kelly Wearstler.

This bathroom has a tub with an arch ceiling above.  We used decorative tilework on the ceiling which helped to highlight the architectural feature.

The exterior looks out at the lake and has a fire pit and infinity pool.  We had the outdoor throw pillows custom made by Austin’s own Square Feathers.

It is a lovely home throughout, I hope you think so, too!  Oh, and by the way, the house is for sale, furnishings included.  This could be your dream lake home.  Don’t forget to get out there before Sunday the 24th!

I had a client recently that wanted some help with a master bedroom.  She wanted a fresher space, she even went so far as to say “maybe a little preppy”.  She is a very stylish professional and smart dresser.

However, her home (this is Texas) has a ‘rustic’ bent.  Not only that, but she is sentimentally attached to her bed and nightstands, which were hand made by a parent and therefore staying in the room.  I felt we could incorporate these pieces and still lighten up the room overall.

The master bedroom was very full and had a cluttered feeling.  The homeowner wanted it to feel more relaxing and fresh.  We took a lot more out than we put in, but managed to have the replacement pieces serve dual function (i.e. a media piece that is also a book cabinet, but with closed doors for the neat factor).

I told her that her biggest challenge was going to be feeling that the room was too empty when we did the installation.  However, I was so pleased to get a note from her that night to say how much she was enjoying her new bedroom and how relaxing it felt with out so many things in the room!

I just love this custom bedding from Leontine Linens.  We did a combination of purple and navy!   You may also notice the draperies above are purple and white with a line of navy trim on them.

We also had custom ceramic lamps made with navy shades with a purple interior!  They look so great in the room.  These little details can really make a room feel special.

We cleared out all the miscellaneous pieces of furniture, used a clean lined cabinet as a place to store books and hold the TV.

We ended up with a settee at the foot of the bed and a pair of small scaled chairs on this wall near the bathroom.  There is plenty of seating (more than most bedrooms!).  These elements helped to tie in the rustic nature of the rest of the home with the new ‘preppy’ direction of the master, without having a mismatched look.

I hope this helps you to see you can update and change your style direction while still working within the confines of your home’s style and some existing pieces, particularly those of sentimental value.

I finished a project not too long ago which was at a great home out in Lakeway, TX.  If you know this area, you are familiar with the lake style living.

The homeowner has a fabulous pool, boat, and all the lakeside resort elements.  However, her master bedroom, while lovely, was in her opinion, ‘too dark’.  She wanted that ‘light, fresh, resort’ feel so many seem to be looking for today.

Before: Nice and neat, just a little dated and a bit too full of ‘stuff’.  Usually when I am designing a room the homeowners ends up with fewer, but larger, more impactful pieces and less ‘stuff’.  This can be an adjustment for the homeowner!

Existing ‘media’ piece- a large armoire.  These are hard for homeowners to get rid of because they were usually a significant purchase.

After:  The bed was the only element we reused.  A much lighter palette with white, seafoams and sand colors.

Overall, the bedroom is now a relaxing, peaceful, lakeside retreat which can be enjoyed for many years to come!  We also updated the family room and eating area and I look forward to sharing those with you in the coming weeks!
